SAVING MONEY AND TIME DURING CONSTRUCTION:

Lenders are now offering some Abram Construction clients "Construction-To-Permanent Mortgage" Loans. The loan is designed to take you from purchasing the lot through completion of construction. One-time closing costs translates into saving money and time.

GRANT GIVES HOMEBUYERS A LIFT:

Abram Construction works with nonprofits to help homebuyers apply for the NeighborhoodLIFT program.  It offers homebuyer education plus $7,500 down payment assistance grants available for eligible homebuyers.  Veterans, military, teachers, and first responders may received up to $10,000 down payment assistance grants. 

OVERCOMING THE STUDENT LOAN OBSTACLE:

Large monthly students loan payments may prevent otherwise qualified buyers from securing a mortgage.  Abram Construction has partnered with agencies which specialize in helping home buyers with student loan debt. Some home buyers may be able to consolidate student loans into lower monthly payments, or in some cases, eliminate payments and student loans. 

CLOSING COST ASSISTANCE/100% FINANCING :

Abram Construction is making it possible for hard-working community members to realize their dreams of home ownership.  Abram Construction may provide up to 3% closing cost assistance.  Some lenders also offer Abram Construction clients mortgage options which may include 100% financing for qualified home buyers.

HEALTHY TRANSITIONS DEVELOPMENT GROUP:  

Healthy Transitions Development Group, Inc. is a non-profit organization founded to improve communities and to help families achieve the American Dream of owning their own home.  Services include: Credit Evaluation, Loan Process Management, and New Home Buyer Training.  Abram Construction builds energy efficient and Energy Star Plus rated homes across Mississippi and Tennessee for Healthy Transitions clients. 

GRANTS & ASSISTANCE

DISABILITY HOUSING & GRANTS: Grants may be available to eligible households which includes a family member with a disability.* The applicant must be a qualified Mississippi resident purchasing their primary residence.  Preference is given to first-time home buyers. Abram Construction is skilled in building homes to meet the needs of disabled family members.  Abram Construction Associates will assist home buyers in processing needed documents.  *Grants are dependent on federal funding.

DOWN PAYMENT GRANTS: Many potential home buyers often have a difficult time saving enough cash for a down payment or closing costs.  Down Payment Assistance Grants are available for qualified first-time home buyers.  Abram Construction & Associates works with state and federal agencies to help home buyers apply for available grants. Grants are income based. 

For example:  A family of 5 with a household income of about $45,000 may qualify for a $25,000 grant.
